Indoor Air Quality Tips for Rio Grande Valley Homes

Practical ways to improve indoor air quality in South Texas, ordered by what actually works, and an honest note on which popular products do less than advertised.

Rio Grande Valley homes face a specific combination: airborne dust and caliche from a dry landscape, high humidity off the Gulf, a long allergy season, and agricultural activity across the region. Add a house sealed up and running its air conditioner eight months a year and indoor air becomes something worth managing deliberately.

Here is what actually works, in order of effect, followed by an honest note on what does less than advertised.

The three that matter most

1. Make sure your filter is actually filtering

This sounds obvious, and it is where most homes fail.

A filter only works if all the air goes through it. In many systems the filter sits in a cabinet or slot with visible gaps around the edges, and air takes the easy route around the media rather than through it. Upgrading from MERV 8 to MERV 13 changes nothing if half the air bypasses the filter entirely.

Check it: pull the filter out and look at the slot. Are there gaps at the sides or top? Is the filter loose in the housing? Is there dust on the clean side of the filter or on the blower wheel? Dust downstream of the filter means air is getting past it.

Fix it: seal the gaps, or better, have a proper media filter cabinet installed. A four or five inch deep pleated media filter has far more surface area, holds much more dust before restricting airflow, and sits in a gasketed cabinet designed to prevent bypass.

Choose the right rating: MERV 11 to 13 is the sweet spot for residential systems. High enough to capture pollen, dust, pet dander, and mold spores. Not so restrictive that it strangles the blower.

2. Control humidity

This is the item most people overlook and it does more than any product you can buy.

Keep indoor relative humidity between 45 and 55 percent. Above 60 percent, mold and dust mites both thrive, the house feels clammy, and musty odors develop. In Valley humidity that threshold is easy to cross.

Measure it first. A hygrometer costs very little. Put one in your main living area and check it over a few days at different times.

If it reads above 60 percent, the usual causes are:

  • Equipment oversized for the house, which satisfies the thermostat before it has run long enough to dehumidify
  • Blower speed set too high, which passes air across the coil too fast to remove moisture
  • The fan switch set to ON rather than AUTO, which re-evaporates condensate off a wet coil back into the house
  • Inadequate bathroom and kitchen exhaust

The fan switch is free to fix and worth checking right now. The others need a technician, and in some homes a whole home dehumidifier is the right answer.

3. Seal the return ductwork

This is the highest impact item most homeowners have never considered.

Supply duct leaks lose cooled air. Return duct leaks are worse, because they pull air in. When a return duct in the attic leaks, it draws in 130 degree air loaded with dust, insulation fibers, and whatever else is up there, then distributes it through every room in the house.

Signs: dust reappearing within a day or two of cleaning, black streaking around supply registers, allergy symptoms worse indoors than outdoors, and high bills relative to the equipment's age.

Fix: sealing with mastic, not cloth duct tape, which dries out and releases within a few years in attic heat. Sealing the return side often produces a visible reduction in household dust.

Worth doing

Use your exhaust fans

Bathroom fans during and for 20 minutes after every shower. Range hood whenever you cook, especially anything on the stovetop for a long period.

Moisture and cooking byproducts removed at the source never become your air conditioner's problem or your indoor air's problem. This costs nothing and most households underuse it substantially.

Get the evaporator coil cleaned

In this humidity the indoor coil is wet most of the year, and a coil that stays wet and dirty grows biological film. Every cycle then blows air across that film into your home. This is the source of the musty or dirty sock smell people describe.

Coil cleaning is part of a proper annual tune up. Ask whether it was actually inspected, because access varies and it is sometimes skipped.

Keep the drain pan and line clear

Standing water in a drain pan is a biological growth site sitting directly in your airstream. A cup of distilled white vinegar in the drain access every two months handles it.

Add a UV lamp at the coil, if you have persistent growth

A properly placed UV lamp aimed at the evaporator coil genuinely prevents biological growth on the coil and in the drain pan. In a climate as humid as this one, that is a real benefit.

Just understand what it does. It treats the coil, not the air moving through your rooms. Marketing that suggests otherwise is overstating it.

Vacuum with a HEPA equipped machine

A vacuum without good filtration puts fine particles back into the air. This matters more in dusty regions, and the Valley qualifies.

Control the source

Dust, dander, and odors are easier to not create than to filter out. Doormats at every entry, shoes off indoors, pets groomed regularly, and reasonable clutter control all reduce the load before any equipment is involved.

Honest notes on things that do less than advertised

Portable air purifiers work, but only in the room they are in, and only when sized for that room. They are a reasonable addition for a bedroom. They cannot fix a system that is pulling unfiltered attic air into the whole house.

Duct cleaning is worthwhile after construction, after a rodent problem, or where there is visible contamination. As a routine annual service on a clean system it delivers little. Companies that market it aggressively as an annual necessity are overselling it. Duct sealing is a different service and it is almost always worth doing.

Ionizers and ozone generators deserve caution. Ozone is a lung irritant, and devices that intentionally produce it should not be used in occupied spaces. Read carefully what a device actually emits.

Scented plug-ins and sprays add volatile compounds to your air rather than removing anything. If a smell keeps returning, find its source instead of covering it.

"HVAC safe" high MERV one inch filters are frequently a bad trade. A dense one inch filter restricts airflow substantially because it has so little surface area. That causes frozen coils and blower strain. If you want high filtration, use a deep media cabinet.

If someone in the house has allergies or asthma

Prioritize in this order:

  1. Seal the return ductwork
  2. Install a deep media filter cabinet with MERV 13 and no bypass
  3. Get humidity to 45 to 55 percent and keep it there
  4. Have the evaporator coil cleaned
  5. Add a HEPA portable unit in the bedroom
  6. Control sources: bedding, pets, entry dirt

Working in that order means each step builds on a system that is not undoing the previous one.
