Hurricane Season HVAC Preparation for the Rio Grande Valley

How to protect your HVAC system before a storm, what to do if the outdoor unit floods, and why you must never restart a submerged condenser.

The Rio Grande Valley sits in a hurricane exposed region, and Brownsville, Harlingen, and the eastern Valley more so than McAllen. Hurricane season runs June through November, which overlaps almost entirely with the months your air conditioner cannot afford to be out of service.

Here is how to protect the equipment, and what to do afterward.

Before the season starts

Photograph everything. Take pictures of the outdoor unit including a clear shot of the data plate with the model and serial numbers, and of the indoor air handler. If you have to file an insurance claim, documentation from before the damage is far more useful than trying to establish what you had afterward.

Check that the unit is secured. Outdoor condensers should be fastened to their pad. Many are not, or the straps have corroded. In high wind an unsecured unit can shift, which stresses or breaks the refrigerant line set.

Trim back vegetation. Branches and palm fronds become projectiles. Anything that could reach the unit should be cut back.

Review your insurance. Wind damage and flood damage are usually handled separately, and flood frequently requires a separate policy. Find out which you have before you need to know.

Consider a surge protector. Whole home surge protection at the panel, or a dedicated HVAC surge protector at the disconnect, protects control boards and inverter drives from the surges that accompany grid disruption. Modern variable capacity equipment has more electronics to lose than older systems did.

When a storm is approaching

Turn the system off at the thermostat and at the breaker.

This is the most important pre-storm step. Power flickers, brownouts, and the surge when power is restored all damage electrical components. A system that is fully de-energized cannot be damaged that way.

Cool the house down first if you like, then shut it off before conditions deteriorate.

Clear the yard. Patio furniture, planters, garden tools, and trash bins all become projectiles that dent coils and puncture refrigerant lines.

Do not cover the outdoor unit. A tarp traps water and debris against the coil, and in high wind it becomes a sail that can pull against the unit or the line set. Manufacturers generally advise against covers, and definitely against running the system with one on.

Raise anything you can indoors. If flooding is a possibility and your air handler is in a closet or garage at floor level, moving stored items away from it helps, though the equipment itself cannot be moved.

After the storm: the one rule that matters

If the outdoor unit was submerged, do not restore power to it.

This is not a precaution, it is a safety rule.

Floodwater reaches the compressor terminal box, the contactor, the capacitor, the control board, and the wiring. Energizing wet electrical components creates a genuine shock hazard for whoever flips the breaker. It also frequently destroys the compressor outright, turning a repairable situation into a replacement.

Leave the breaker off. Have it inspected before power is restored.

Some flooded units can be safely dried, cleaned, tested, and returned to service. Some cannot, particularly if the water was salt water or contained sewage. That determination has to be made by someone with a meter, before power is applied.

The same applies to an indoor air handler that took on water.

After the storm: everything else

Inspect the outdoor unit visually.

  • Are the fins dented, flattened, or packed with debris? Flattened fins reduce heat rejection substantially, and the system will run hot and inefficient even though it still works.
  • Is the unit sitting level, or has it shifted on its pad?
  • Are the refrigerant lines intact, or has anything been bent, pulled, or kinked?
  • Is there visible damage to the cabinet, the fan blade, or the electrical disconnect?

Clear debris. Leaves, branches, and mud packed into the coil restrict airflow. Once you have confirmed the unit was not submerged and power is off at the breaker, rinse gently with a garden hose from the inside out.

Check the disconnect box. If it took on water, it needs attention before use.

Listen when you restart. Assuming the unit was not submerged and looks undamaged, restore power and run the system. Listen for new noises: grinding, screeching, or rattling. Feel the supply air. If the temperature split across the coil is much less than 16 to 22 degrees, something changed.

Check for a tripped breaker after restart. A breaker that trips immediately means an electrical fault, possibly water related. Leave it off and call.

After a long power outage

Give it a moment. Some systems have a built in delay before the compressor restarts, which protects it. Wait five minutes before deciding nothing is happening.

Expect a humidity problem. After days without cooling in Valley humidity, the house has absorbed both heat and moisture. Recovery takes considerably longer than usual, and the system will run continuously for hours. That is normal and not a fault.

Watch for a frozen coil. A system working hard to recover a hot, humid house with a filter that has not been changed can freeze. Change the filter before restarting if it is due.

If you run a generator

Check the capacity honestly. A central air conditioner draws a large surge current on startup, typically several times its running current. A portable generator sized for a refrigerator and some lights will not start a central AC and may be damaged trying.

Never run a generator indoors, in a garage, or near an open window. Carbon monoxide from generators kills people after storms every year, and it does so without warning. Outside, well away from the house, with the exhaust directed away from any opening.

Consider a soft starter if you want to run a central AC from a generator regularly. It reduces the startup surge substantially and is a legitimate solution rather than a workaround.

Coastal equipment considerations

For homes in Brownsville, Harlingen, and the eastern Valley, storm exposure compounds an existing problem: salt bearing air already accelerates corrosion on outdoor equipment.

At replacement time, two things are worth asking about:

Coated coils, which resist salt corrosion and can add years to an outdoor unit's life in a coastal environment.

Elevated mounting, raising the condenser on a taller pad or stand above the expected flood level. This is standard practice in flood prone areas and it is far cheaper than replacing a submerged unit.

Quick checklist

Before the season:

  • Photograph equipment and data plates
  • Confirm the unit is secured to its pad
  • Trim vegetation
  • Review insurance coverage
  • Consider surge protection

Storm approaching:

  • Cool the house, then shut off at thermostat and breaker
  • Clear yard projectiles
  • Do not cover the unit

After:

  • If submerged, leave the breaker off and call
  • Inspect fins, lines, level, and cabinet
  • Clear debris and rinse gently with power off
  • Restart and listen, check the temperature split
  • Change the filter before a long recovery run

The short version

Shut it off at the breaker before the storm, clear the yard, and do not cover the unit. Afterward, if it went under water, leave it off and have it inspected. That single rule prevents both the shock hazard and the destroyed compressor.

Frequently Asked Questions

Can I turn my AC back on after a flood?
Not if the outdoor unit was submerged. Floodwater gets into electrical components and into the compressor terminal box, and energizing that creates a shock hazard and a strong chance of destroying the compressor. Leave the breaker off and have it inspected. Some units can be safely dried, cleaned, and returned to service, and some cannot, but that has to be determined before power is restored.
Should I cover my outdoor AC unit during a storm?
